Below is a guide to the license types, foundations, and architectural add-ons available for our plans.

1. Select Your Plan Package

Our plans are delivered digitally to ensure you receive high-quality, scalable drawings instantly. Choose the license that fits your project scope.

PDF Single Build License

Best for: Individual Homeowners & Custom Builders This is our most popular option. You will receive a complete set of construction documents in high-resolution PDF format.

  • Usage: Licensed for the construction of one single residence.
  • Flexibility: You can email these files to your builder, subcontractors, and local print shops to print as many large-format copies as you need for the job site.
  • Speed: Instant delivery upon purchase.

PDF Unlimited Build License

Best for: Developers & Professional Builders Ideal for developers planning a subdivision or builders who want to offer a specific model home to multiple clients.

  • Usage: Licensed for an unlimited number of builds for the purchased design.
  • Includes: Everything in the Single Build package, plus a copyright release allowing for repeated construction.

CAD Files (Architectural Source Files)

Best for: Major Customizations & Engineering If you plan to make significant structural changes or require local engineering stamps, this is the package you need.

  • What you get: The raw .DWG or .DXF files used by architects.
  • Why you need it: It allows your local architect or engineer to edit the layers, walls, and structural elements of the design using professional CAD software. This is the industry standard for collaborative design changes.

2. Choose Your Foundation

Every lot is different. Most of our plans come with a standard foundation (usually Slab), but can be modified to fit your terrain.

  • Monolithic Slab: A single pour of concrete. Best for flat lots in warmer climates. This is often the “Standard” included foundation.
  • Crawlspace: Elevated foundation with access underneath for utilities. Ideal for sloped lots or damp climates.
  • Basement: A full underground level (typically 8ft+ deep). This adds significant square footage and value to the home but requires excavation.
    • Note: Changing the foundation may require a modification fee or a specialized structural add-on.

3. Additional Options & Add-Ons

Customize the technical specs of your plan to meet local codes or personal preferences directly from the product page.

Right Reading Reverse

Best for: Lots with specific driveway/view requirements. Sometimes, a house is perfect, but the garage is on the wrong side.

  • What it does: We mirror the entire floor plan (flipping Left and Right).
  • Why pay for it? Unlike a simple “Mirror Image” which makes text backward and unreadable, Right Reading Reverse ensures all text, dimensions, and notes are redrawn to be legible and correct.

2×4 vs. 2×6 Wall Conversion

Best for: Cold climates & Energy Efficiency.

  • 2×4 Construction: The industry standard for cost-effective framing.
  • 2×6 Conversion: Increases the depth of exterior walls to 6 inches. This allows for thicker insulation (higher R-value), which is often required by code in northern regions or desired for energy-efficient “green” building.

Material Lists

Best for: Budgeting & Financing. A comprehensive spreadsheet listing the quantity and type of materials needed to build the home (lumber, roofing, drywall, concrete volume, etc.).

  • Bank Ready: Essential for getting accurate bids from contractors and securing your construction loan.
  • Time-Saver: Skips the weeks it would take a contractor to manually calculate the takeoffs from the blueprint.
