Plan Packages & What’s Included

Stock plans are pre-designed architectural layouts you can buy outright. They’re ready-made designs that can be used immediately for your build or customized. Using stock plans saves significant time and money compared to hiring an architect for a fully custom design.

All Dwelcore plans are professional-grade construction documents designed to be “builder-ready.” A standard set typically includes:

  • Detailed Floor Plans: Layouts for every level showing room dimensions, wall sizes, and flow.
  • Exterior Elevations: Front, rear, and side views of the home’s exterior.
  • Roof Plan: Roof Pitch, drainage, and structural layout of the roof.
  • Foundation Plan: Detailed layout for the basement, slab, or crawlspace.
  • Electrical Schematics: Suggested locations for outlets, switches, and fixtures.
  • Building Sections & Details: Cross-sections showing wall construction, stair details, and framing standards.

You receive a complete plan package (PDF or CAD). This includes floor plans, foundation plans, all elevations, roof plan, structural sections, and building notes. PDFs are ideal for permits and builders; CAD files allow easy editing by designers.

Yes. All Dwelcore home plans are drawn to IRC standards. This means they meet national building code guidelines. However, you may still need to have local engineering or energy credits done based on your jurisdiction.

No. Our plans are designed to meet national building codes (IRC) at the time they were drawn. However, because soil conditions, snow loads, and wind limits vary by location, you must have your plans reviewed by a local structural engineer or architect to comply with your specific local zoning and building codes. This is a standard requirement for all stock house plans.
  • Single Build License: Grants you the legal right to construct the home one time at a single address.
  • Unlimited Build License: Ideal for developers or builders, this grants you the right to build the same design an unlimited number of times.

Customization & Modifications

Absolutely. We encourage it. Small tweaks can often be handled by your builder, and our professional modification service can handle larger changes (new foundation, added rooms, etc.).

We also offer a 7-day money-back guarantee on unused plans. If you haven’t submitted the plan for permits and it doesn’t meet your needs, we’ll issue a refund.

This option flips the floor plan horizontally (mirror image). Unlike a standard “mirror” view where text would appear backward, “Right Reading Reverse” ensures all text, dimensions, and notes are redrawn so they are legible. This is essential if your lot requires the garage to be on the opposite side.
Standard plans are often drawn with 2×4 framing. If you live in a colder climate (Northern US/Canada), local codes often require 2×6 exterior walls to accommodate thicker insulation. Checking this option ensures your plans meet those energy-efficiency standards.
