No. Our plans are designed to meet national building codes (IRC) at the time they were drawn. However, because soil conditions, snow loads, and wind limits vary by location, you must have your plans reviewed by a local structural engineer or architect to comply with your specific local zoning and building codes. This is a standard requirement for all stock house plans.
Single Build License: Grants you the legal right to construct the home one time at a single address.
Unlimited Build License: Ideal for developers or builders, this grants you the right to build the same design an unlimited number of times.

Customization & Modifications
Absolutely. Most homeowners customize their plans in some way.
Small Changes: For minor changes (like moving a non-load-bearing wall or changing a door), your builder can often make these adjustments on-site without redrawing the plans.
Major Changes: For structural changes (adding a garage, changing the foundation, expanding a room), we recommend purchasing the CAD File package. This allows your local architect or engineer to easily edit the design files. You can also Contact Us for a quote on custom modifications by our team.
This option flips the floor plan horizontally (mirror image). Unlike a standard “mirror” view where text would appear backward, “Right Reading Reverse” ensures all text, dimensions, and notes are redrawn so they are legible. This is essential if your lot requires the garage to be on the opposite side.
Standard plans are often drawn with 2×4 framing. If you live in a colder climate (Northern US/Canada), local codes often require 2×6 exterior walls to accommodate thicker insulation. Checking this option ensures your plans meet those energy-efficiency standards.
Purchasing & Costs
Construction costs vary wildly depending on your location, the finish materials you choose (granite vs. laminate, brick vs. vinyl), and current labor rates. We highly recommend purchasing the Material List (if available) and taking it to local builders for accurate bids before you break ground.
This is a comprehensive spreadsheet that calculates the quantity of materials needed to build the home (lumber, concrete, roofing, drywall, etc.). It helps you get accurate price quotes from suppliers and banks for your construction loan.
Because our plans are digital products delivered instantly, all sales are final and non-refundable. We cannot “un-send” a digital file once it has been emailed. Please be sure to measure your lot and verify your needs before purchasing. If you have questions about a plan’s suitability, please contact our support team before you buy.
PDF and CAD files are sent via email within minutes of your purchase. Custom Add-ons (like Right Reading Reverse or 2×6 Conversions) are often generated on-demand and may take 1-2 business days to be delivered.
